Topeka Housing Market Continues to Lead Region in February

Newly released data from the Sunflower Association of Realtors shows that the Topeka metropolitan area continues to outperform the broader Northeast Kansas housing market, reinforcing the strong demand for housing in the capital city region.

According to the February market report, the Topeka MSA recorded 166 home sales, matching the number of sales from February 2025. Total sales volume reached $33.9 million, while the median sale price was $184,000. Homes in the Topeka market sold in an average of 13 days and received 100% of their list price and 98.7% of original list price.

By comparison, homes across the Greater Kansas City MLS system averaged 57 days on the market and sold for 96.3% of original list price, with a median sale price of $370,807.

These figures highlight Topeka’s continued strength as one of the most competitive housing markets in the region, with homes selling significantly faster and closer to asking price than surrounding areas.

“These numbers reinforce the strong demand we continue to see in the Topeka market,” said Rhiannon Friedman, president of GO Topeka. “Our employers consistently tell us that people want to move to Topeka because of the strong job opportunities here. GO Topeka is working closely with our current home developers while also working to attract new partners to help ensure we can keep pace with this growing demand.”

Bob Ross, president of the Greater Topeka Chamber of Commerce, added that Topeka’s sustained housing momentum reflects the community’s broader economic growth. 

“Topeka has remained one of the top housing markets in the country for more than five years, which is a testament to the strength of our community and local economy. At the same time, these numbers highlight the importance of continuing to create developer-friendly policies at the city, county and state level that encourage homebuilders to increase housing supply so we can meet the growing demand.”

Amanda Lewis Thompson, broker/owner of Coldwell Banker American Home, said the local real estate market continues to move quickly as buyers compete for available homes. “We are consistently seeing strong interest from buyers who want to move to Topeka for its affordability and quality of life,” Thompson said. “Homes that are priced appropriately are moving very quickly, often with multiple buyers showing interest. The continued demand shows how attractive the Topeka market is, but it also highlights the importance of increasing housing supply so more people can make Topeka their home.”
